Buyer will have a credit preapproval prior to presenting an offer.

Writing up the Purchase Agreement / Offer where as buyer, agrees to cover all costs and fees associated with the purchase, to include the standard sellers costs and fees, as in title, escrow, city and county transfer tax and so on.

Then, all the fees are added to the sellers, net agreed on sale price, showing up in the purchase agreement as a flat fee, paid to broker stated in the purchase agreement, to then be used as a credit to close for buyers recurring and non recurring closing costs.

Title and Escrow will be open in a buyer ready status to start the closing process prior to purchase agreement. (speeds up closing)
